Market Club at the Mill is the culmination of a vision for the 31.7-acre Northwest Land Park Master Plan with an adaptive reuse of a 100-year-old industrial building into housing and commercial/retail uses to serve the larger Mill at Broadway development. The project scope included seismic upgrades throughout to maintain the existing brick walls and bring the existing building up to current building code requirements. The original 2-story building section along 5th Street to the East was converted into 8 studio apartments, and the adjacent cold storage structure was repurposed as a lobby, mailroom, and bike storage for the residents. The 9,000 square foot warehouse mid-section was updated with commercial storefront and overhead doors for commercial tenant spaces that open to the rebuilt canopy and dock for covered outdoor entertainment and community gatherings, while also connecting the two ends of the 320-foot-long building. At the westernmost end, the project included the addition of a 3-story apartment building with a mix of 18 studio and one-bedroom apartments. While contemporary in style, to relate to the surrounding larger development, there was a significant focus on pairing salvaged original building materials with new elements to create a cohesive blend of historic and modern design.
